Kora Nivaria Beach

Located in the quiet coastal village of Abades, Nivariabeach Apartments & Villas offers a refreshing alternative to Tenerife’s crowded tourist hubs. Its name itself is a nod to history: Nivaria was the name given to the island by the Ancient Romans, inspired by the perpetual snow (nieve) atop Mount Teide.

What makes this destination truly unique is its rare "dual view"—it is one of the few spots on the island where you can simultaneously gaze at the Atlantic horizon and the majestic peak of Teide. The architecture is designed to disappear into the landscape, utilizing sustainable materials, solar-powered climate control for its pools, and a natural ventilation system that swaps traditional air conditioning for the refreshing Atlantic breeze.

The hotel embraces a "Slow Living" philosophy through its signature "Slow Spaces." You can start your day with free yoga or Tai Chi, relax in a "Desert Jacuzzi," or work from their dedicated coworking space. For a local touch, their Gastro Corner skips the typical buffet in favor of artisanal Canarian products like local wines and mojo sauces.

Whether you’re watching a movie under the stars at the Magma Lounge or snorkeling in the nearby marine reserve—where lucky guests often spot sea turtles—Nivariabeach is less of a hotel and more of a sustainable sanctuary designed for those who want to reconnect with the rhythm of the island.

A great place to stay if you want to avoid the feeling of mass tourism while still having everything nearby. Within walking distance there’s a supermarket and a couple of nice restaurants where you can go for lunch or have dinner. If you drive about 10 minutes, you’ll find many more excellent local restaurants in the area. Our 2-year-old daughter absolutely loved it. The kids' pool, jacuzzi, and play garden were perfect for families, and the kids' club activities on Friday and Saturday were a great bonus. The gym is good, although it could use a bit more equipment. The bench press didn’t work during our stay, but with a bit of oil, it should be fine again.;) Both my wife and I also made good use of the co-working space, which was also good. . The apartment itself has everything you need: a well-equipped kitchen, TV, good Wi-Fi, towels, and a large fridge and freezer. The biggest downside during our stay was the wind, which could be quite strong at times. It was so strong that it could blow away our 2-year old daughter. Aside from that, we had a very comfortable and family-friendly stay overall.

Very enjoyable. We loved being in the quiet small town instead of the mass tourism. Totally recommend spending more to get seaview. Infinity blue room was wonderful, we would spend the whole time on the balcony enjoying the view. Rental car is necessary! Good cocktails at bar. Pools are heated but too cold for us in January (24C). We liked the morning activities, especially Tai Chi. You must book, sometimes Yoga was fully booked the day before. Laundry works well, just use an app. Some days it was very windy We did a walk to the lighthouse every day, will take you an 1-1,5hours back and forth. Take with you: travel speaker, dish drying cloth, pods for the dishwasher, favourite spices - other things you can just buy from the nearby store, very short walk. Go day trips, La Laguna was great. A few really unique and good restaurants with car, booking necessary In Tajao: Agua y Sal In Arona: Finca Tres Roques In Chiminche: El Secreto del Chiminche We would definitely book again, a villa (they have 3 bedrooms and 2 baths and seaview) or Infinity room.

We stayed here for a week and overall had a really nice experience. It’s a lovely villa-style resort in a calm, well-positioned area of Tenerife, between the south and north of the island. It’s quiet and away from mass tourism, but still very convenient, with good restaurants about 10 minutes away by car and a well-stocked supermarket only a 3-minute walk away. The location is a big highlight. The resort is right by a rocky beach, perfect for sunrise walks, especially after grabbing a good, affordable coffee from the café on the property. The staff were very kind and welcoming, and they even offered us a discount. The resort has a clean pool, underground parking, and also plenty of street parking. We booked a double apartment with a terrace overlooking the beach, and everything went smoothly at check-in. The apartment was clean but a bit dated. The shower drainage isn’t great and can flood the bathroom, some details could be improved (mirrors, pillows, small maintenance and supplies), and cleaning is only every three days, which felt a bit rare for fresh towels. The double bedroom apartment comes with two rooms sharing a wall which doesn't allow for privacy, as you can hear anything with ease. Overall, it’s great value for money. With a few small improvements, this place could easily feel like a five-star stay.

We stayed here for four nights and overall had a great time. The resort is about a 20-minute drive from the airport and is a lovely villa-style property located in a calm, well-positioned area of Tenerife, nicely situated between the south and north of the island. It’s quiet and away from mass tourism, yet still very convenient. There are good restaurants about a 10-minute drive away, and a well-stocked supermarket just a 3-minute walk from the resort. The location is a real highlight. The resort sits right next to a rocky beach, which is perfect for peaceful sunrise walks. The staff were very kind and welcoming, which made our stay even more enjoyable. Overall, it’s a great place that feels exclusive, peaceful, and never crowded. We would happily stay here again.

Such a stunning complex perfect for a week of unwinding and relaxing. The accomodation was pristine and modern with everything you needed. The staff were kind and helpful. The heated pool and jacuzzi were perfect for a swim. The morning classes were a lovely way to start your day. The gym was on the small side, it could be a bit tight but there were plenty times of day where it was quiet and you could have the place to yourself. Abades has everything you need, a gorgeous beach, tasty resturants loads of lovely walking routes and a well stocked supeemarket. Abades is also well located on the island for daytrips to any part of the island. We would thoroughly recommend kora to anyone looking for a peaceful, relaxing stay!
